Regulatory Differences Between Modular and Manufactured Homes
Affinity Modular - Operating since 2009, our Lakeland, Georgia plant has provided high-quality modular homes to a trusted network of builders across the Southeast. In 2023, we became part of Vantem's U.S. expansion, an exciting milestone that expanded our capabilities, increased our production capacity, and introduced new innovations to the modular housing market.
Today, the Affinity Modular plant builds our dedicated single-family modular home solution, offered across eight Southeastern states through a growing network of authorized builders and developers. We are a vertically integrated partner, having our own in-house Engineering department, and have a sister company, Vault Transportation, that helps facilitate projects from start to finish, with transportation logistics.
To date, we’ve built more than 1,100 Affinity homes, delivering over 2.2 million square feet of energy-efficient, code-compliant, comfortable living space to satisfied builders and their homeowners.
Modular Advantages
Factory-built modular homes offer many advantages. Units are built in a controlled environment, therefore none of the materials used in the construction process have been exposed to the weather. Our modular structures are built to the same building codes as traditional site-built construction and are installed on permanent foundations. Every Affinity home has market leading-energy efficiency, and the structural resilience to withstand wind speeds up to and including 180 mph.

See Affinity's market-leading factory-built construction process and tour the Kingfisher model home. These open house events are held quarterly and are designed for educational purposes only. Inquiries pertaining to specific questions regarding your project, such as pricing or decor, will not be discussed during this time. We will be happy to schedule a time to speak with you during our normal business hours.
If you are unable to attend a scheduled open house, we also offer individual factory tours by appointment. Please contact your builder to coordinate your visit. Individual tours are available Monday–Thursday at 2:00 PM.
The factory may be in production during the tour, so safety glasses and a vest will be provided and are REQUIRED to be worn. Please keep in mind that you will be standing/walking during the entire tour.
Occasionally due to a weather event/power outage and/or safety concerns we must cancel the regularly scheduled tour at the last minute. Please call the day before to make sure the event is still scheduled.
