Who is Affinity Modular?
Affinity Modular builds single-family modular homes, and light multifamily projects, offered across eight Southeastern states through a growing network of authorized builders and developers. We are a vertically integrated partner, having our own in-house Engineering department, and have a sister company, Vault Transportation, that helps facilitate projects from start to finish, with transportation logistics.
To date, we’ve built more than 1,100 Affinity homes, delivering over 2.2 million square feet of energy-efficient, code-compliant, comfortable living space to satisfied builders and their homeowners.
These homes combine high-end design, customizable floor plans, and durable construction that can withstand hurricane-force winds.
Are Affinity homes modular, manufactured, or mobile homes?
Affinity Modular homes are permanent modular homes, not manufactured or mobile homes. They are built to the same local and state building codes as site-built houses. This means they are financed, insured, and appraised exactly like traditional homes—but completed faster and with greater consistency.
How do I buy an Affinity home?
Affinity Modular does not sell homes directly to the public. Instead, we partner with licensed, authorized builders who handle site preparation, foundations, and finishing work. To buy an Affinity home, start by filling out our contact form and we’ll connect you with a trusted builder in your area.
Can I customize an Affinity home?
Yes. Homebuyers can either bring their own plan to their authorized builder or select from an existing Affinity floor plan. Our homes are highly customizable—buyers can choose finishes, layouts, and exterior styles. The in-house Affinity design and engineering team works directly with your builder to bring your vision to life.

Affinity homes are available across the Southeastern United States, including:

How durable are Affinity homes?
Affinity homes are engineered for strength and resilience. Many can be built to withstand 180+ mph wind speeds and meet even Miami-Dade county code standards. These standards provide homeowners with peace of mind.
How energy-efficient are Affinity homes?
Affinity Modular homes are designed with advanced insulation, energy-efficient systems, and precision factory construction. Homeowners enjoy lower energy bills, consistent comfort, and superior indoor air quality compared to many site-built homes.
How long does it take to build an Affinity home?
Because Affinity homes are built in the controlled environment of the Lakeland, GA plant and then finished onsite by your builder, construction timelines are much shorter. Homeowners typically move in months faster than with traditional site-built construction due to the dual building process of your builder being able to prepare your home-site while your home is being built in our plant.
