Affinity Modular builds single-family modular homes, and light multifamily projects, offered across eight Southeastern states through a growing network of authorized builders and developers. We are a vertically integrated partner, having our own in-house Engineering department, and have a sister company, Vault Transportation, that helps facilitate projects from start to finish, with transportation logistics.
To date, we’ve built more than 1,100 Affinity homes, delivering over 2.2 million square feet of energy-efficient, code-compliant, comfortable living space to satisfied builders and their homeowners.
These homes combine high-end design, customizable floor plans, and durable construction that can withstand hurricane-force winds.
Affinity Modular homes are permanent modular homes, not manufactured or mobile homes. They are built to the same local and state building codes as site-built houses. This means they are financed, insured, and appraised exactly like traditional homes—but completed faster and with greater consistency.
Affinity homes are available across the Southeastern United States, including:
Yes. Many Affinity floor plans can be adapted to support aging in place, including features such as single-level living, wider doorways, accessible layouts, and even ADA cabinetry, etc. You can explore floor plans on our Home Designs page, which can be customized to meet your needs.

A modular home is a home built in sections in a controlled factory environment, then delivered and assembled on a permanent foundation. At Affinity Modular, our homes are designed to deliver lasting quality and elevated living, with the same codes, financing, and long-term value as traditional site-built homes. You can learn more about how our homes are built on our Why Modular page.
Modular construction is a building process where homes are constructed in sections in a factory while site work is completed at the same time. This parallel process creates a more efficient and predictable path to completion compared to traditional construction. Visit our Why Modular page to see how this process works.
Yes. Homebuyers can either bring their own plan to their authorized Affinity builder or select from an existing Affinity floor plan. Our homes are highly customizable, and buyers can choose finishes, layouts, and exterior styles. Yes. We would prep the space. The elevator is installed onsite by a 3rd party.
Affinity Modular homes are installed on permanent foundations designed to meet local building codes and site conditions. These may include crawlspace foundations such as piers or stem walls, basements, or elevated foundations commonly required in coastal areas.
Depending on your location, your home may be set on concrete or CMU block foundations, bond beam systems, or pilings. Elevated foundations can also provide added benefits such as storage or parking space beneath the home.
Your builder will guide you through the best foundation type based on your property, local requirements, and how you plan to use your home.
With modular construction, the most significant cost savings are in construction time, on-site labor costs, and bulk purchasing of building materials. Reduced construction time may reduce the construction loan payment period. However, there are various levels of products and finishes that factor into the cost of building (whether modular or 100% site-built). The easiest way to explain is to think of the cost difference between the brands Toyota and Lexus. Because of our premium materials, finishes, and products, we compare to the Lexus brand.
Yes. Affinity Modular homes are built in a controlled environment, which allows for greater precision, consistency, and protection from weather during construction. The result is a high-quality home designed to perform as beautifully as it looks. You can explore real examples in our Inspiration Gallery.
No. Only our trusted builders have specific prices for your area. We don’t have pricing for partially completed homes. Our homes at our facility are about 85% complete and finished on-site by the builder. You can think of Affinity as a large subcontractor working with the builder. These builders choose modular construction because it’s more efficient and easier to manage labor than building entirely on-site.
The cost difference between a modular home and a site-built home can vary, but it usually comes down to materials, labor, and time. Site-built homes rely heavily on on-site labor, which can increase costs, especially when weather, subcontractor schedules, or material delays slow construction. Some site builders also choose to adhere to the minimum code requirements, while others use higher-end materials, which affects the final price.
Modular homes, on the other hand, are built in a controlled factory environment. This method often uses more material to provide added strength during transport and assembly, but it significantly reduces on-site labor and weather-related delays. In many cases, this results in a more predictable timeline and overall cost.

The total cost to build a modular home includes more than the home itself. It typically includes the home package, foundation, transportation, crane set, site work, utility connections, permits, and final finish work completed by your builder.
At Affinity Modular, costs vary based on the size and design of the home, your finish selections, your site conditions, and local labor and code requirements. Because we build across multiple Southeastern states, regional differences can affect the total project cost. Your builder will provide a complete estimate so you can understand the full scope from the beginning.
In many cases, modular homes can be financed similarly to site-built homes because they are built to the same building codes and installed on permanent foundations. Financing options may include construction-to-permanent loans, traditional mortgage products, and other lending solutions depending on your lender and project.
Your builder can often help point you in the right direction based on the type of home you are building and your location.
Our modular system may only be constructed by Affinity Modular approved, licensed contractors. Each contractor has completed specialized training to ensure full compliance with our modular construction standards and processes.
Affinity Modular homes are built and delivered through a network of authorized builders because completing a home requires more than just the structure itself.
Your builder must be a licensed general contractor in the state where the home is being built. They are responsible for pulling permits, preparing the site, coordinating any subcontractors, and completing all on-site work, from setting the home to final finishes.
This approach ensures your home is properly installed, meets all local requirements, and provides a more complete, turnkey experience to receiving your Certificate of Occupancy. Your builder will also guide you through selections and can coordinate additional elements such as landscaping, outdoor living spaces, or other site improvements.
